About
Good intentions don’t replace commercial discipline. They require it.
A property business in north-west Kent, built on long-term housing and straight dealing.

Luke Ballard
Founder, Pinelee Estate Investments Limited
Luke moved into property from a career in commodities and banking. He brought the discipline with him.
That means capital allocation, downside analysis, managing risk, commercial discipline and long-term decision-making. Pinelee puts that financial discipline to work alongside careful property execution and a clear social purpose.
Pinelee is based in north-west Kent and buys across Kent and into East Sussex. Luke runs it with a small support staff.
The business connects three groups. It buys houses directly from people who need a straightforward sale, often homes the open market struggles with. It refurbishes suitable homes and leases them long term to councils, housing associations, charities and specialist supported-housing providers. And it works with capital partners who share that long-term view.
All of it depends on the same thing: dealing straight. We act with integrity, and in property that is rarer than it should be.
Long term
Homes built for years of occupation, and partnerships measured in years, not deals.
Standards first
Compliance, safety and durable refurbishment are what make housing stable. We do not negotiate them down.
Straight dealing
One figure with the reasoning. No surprise listings, no both-sides commissions, no last-minute price drops.
