Selling a house you have inherited
Inheriting a house is rarely just a property question. There is often a family to agree with, a house full of belongings, and bills that keep arriving while it sits empty.
Some families want to take their time. Others want it settled. Both are reasonable, and it is your call.

This might be you if
- The house is empty and costing money every month
- It needs work nobody in the family wants to take on
- Several people inherit and you need a clear number to agree on
- You live some distance away and cannot manage a sale in person
Worth knowing, whoever you sell to
Probate comes first
In most cases a sale cannot complete until the grant of probate, or letters of administration, has been issued. You can still find out what the property is worth and talk through your options before then.
Check the insurance
Standard home insurance often stops covering a house that has been empty for a month or more. Speak to the insurer early and ask about unoccupied property cover.
Agree who decides
The executors or administrators make the decision to sell. If there are several beneficiaries, a written figure and the reasoning behind it can make that conversation easier.
- 1We buy the house as it is. You do not need to clear it, repair it or redecorate it first.
- 2We give you a figure and show you how we reached it, so it can be shared with everyone involved.
- 3We work at the pace the family needs, not ours.
How a sale to us works
- 1
A short call
Tell us about the situation and the property. Why now, whether there is a date to work to, and what condition the house is in.
- 2
We do our homework
We look at the property, the local market and the work it needs. No surprises later.
- 3
An offer, with the reasoning
Usually within two to three days of our first call. One figure, and how we got there.
- 4
You decide
Compare it with your other options and take the time you need. If it is not right for you, that is the end of it.
- 5
Solicitors complete the sale
Your solicitor and ours handle the legal side. We keep you told where it stands.
Common questions
Do we have to clear the house first?
No. Take what matters to you and leave the rest. We buy the property in the condition it is in.
Can we talk to you before probate is granted?
Yes. Many families find it useful to know their options early, so the decision is ready when the grant comes through.
How quickly do you make an offer?
Usually within two to three days of our first call.
Tell us about the house.
A short call, no obligation. An offer usually follows within two to three days.
