An open-market valuation and a direct-purchase offer represent different propositions. Open market sales depend on a buyer willing to pay the asking price turning up, a mortgage going through and a chain holding together. The sale can go on for months and still fall through at the last minute.

What we won’t do

Some buyers have a poor reputation. We’d rather have a different one.

We act with integrity. In property that is rarer than it should be.

  • We won't list your property on the portals without your consent
  • We won't change the price without telling you
  • We won't leave your property advertised after an agreement has ended
  • We won't take commission from both the buyer and the seller
  • We won't drop the price at the last minute, when you are at your most committed
  • If something genuinely unforeseen comes to light, a figure can change. We will tell you what and why, in plain terms.

Is this a guaranteed sale?

No, and be wary of anyone who says it is. We guarantee to make you an offer. Whether you take it is up to you.

How quickly will I get an offer?

Usually within two to three days of our first call.

Why is your offer lower than the estate agent's valuation?

An agent's valuation is an asking price: what the house might achieve, if a buyer comes along who is willing to pay that price, the lender's surveyor agrees the value and the mortgage is approved, and the sale does not fall through. Our offer is what we will actually pay. The fair comparison includes the months on the market and what they cost you.

Will you drop the price later?

Not as a tactic. The only reason a figure would change is if something genuinely unforeseen comes to light, and we would explain exactly what and why.

Where do you buy?

Across Kent and into East Sussex, including Hastings, Eastbourne and St Leonards.

Who will I speak to?
